THESE ITEMS SHOULD BE SENT IN 1 EMAIL.  WE WILL NOT PROCEED WITH APPLICATION UNTIL WE HAVE ALL OF YOUR INFORMATION.

For all occupants -

• Picture ID
• Last 2 paystubs with YTD figures (including name and phone # of employer)
• Current bank statement showing sufficient funds for move in:  (a minimum of 2.5 times the rental amount) 
• W-2 or 1099 for 2018
  

If you are self-employed: 

• Last 3 months business bank statements (all pages)
• 2018 P & L statement (which should correspond to bank statements) or tax returns if they have been filed
• 2017 Business Tax Return

If the business is a physical location, please provide:

• Business Name
• Physical location address
• website
• Length of time you have owned business

A brief explanation of what business does (if not obvious)

We are reviewing documents to establish a monthly revenue pattern.  Please provide any additional documents that can help us!

FUNDS NEEDED FOR MOVE IN:

• Deposit which typically equates to 1 month's rental amount
• First month's rent
• Pet Deposit (if applicable - $250 per pet) - Most properties allow up to a max of 2 pets.  No dangerous breeds.  
• Admin fee of $150

Please note:  All applications are reviewed and properties are leased on a first come, first serve basis and we reserve the right to review multiple applications for the same property at the same time to determine the most qualified applicant based on income, credit worthiness, rental history and desired move in date.  Modern Real Estate Shop reserves the right to lease the home to another applicant up until funds have been received and a lease is signed by an approved applicant.
